Project in focus: Lighting - Bollnäs
Together with BrightEco, Rison and SEB Nordic Energy, has invested in low-energy lighting solutions for schools in the municipality of Bollnäs. Under the structure, the municipality pays a fee per square metre for access to high-quality lighting.
The project demonstrates that the legally mandated phase-out of fluorescent tubes can be carried out outside the municipality’s regular investment budget, without increasing operating costs.

About the Portfolio
Rison helps property owners reach their energy targets by providing access to institutional capital. For the funds we work with, this creates a stable cash yield with managed risk and security in both the technology and the counterparty.
Common counterparties include housing cooperatives, private and public real estate companies, and public spaces.
Market Analysis: Energy Efficiency in the Nordics
Energy efficiency is one of the largest and most important markets for achieving energy and climate targets. Individual measures that reduce local energy consumption also generate significant cost savings.
Within the EU framework there are several directives (EED, EPBD, etc.) designed to accelerate the transition. The total capital need for energy efficiency in the Nordics amounts to several trillion SEK.
Investor highlights
Through Rison, institutional investors can build portfolios focused on energy efficiency. The instruments we offer provide a stable cash yield with a clearly defined counterparty and robust security.
Counterparty terms and benefits
The portfolio is built on energy service agreements with annual returns and clearly defined counterparties, typically property owners or other energy users.
Complete Solution for Energy Efficiency
Rison supports clients with analysis and identification of the measures that, together, ensure the energy targets are met. To make sure the entire journey is covered, we offer an investment framework that functions as a separate budget for the full transition project and sits wholly or partly outside the property’s regular investment budget.
Increased Property Value and Better Bank Terms
Working with Rison, the property owner achieves both a better energy rating and lower operating costs. This increases the value of the asset, while banks are often able to offer better terms and lower interest rates for the entire property.
Savings Exceed the Cost
By covering all necessary measures in the most cost-efficient way possible – and at the same time reducing energy consumption – we ensure that reaching the targets is as profitable as possible. At portfolio level, the savings are often substantial.
Rison Handles Everything - If You Want
Beyond providing the financing, Rison can also ensure that procurement, operations and service are managed to a high standard. For clients who do not wish to manage the assets themselves, we can act as an outsourcing partner for the entire energy function.
Taken together, this means that energy targets can be reached significantly faster than if financing, procurement and operations were handled solely within the client’s own organisation.

BESS - Portfolio
Rison Nordic Energy, provides battery farms and real estate owners with long-term financing for BESS hardware. By placing capital-intensive energy storage assets within our portfolio structure, counterparties can secure a stronger capital cost base, achieve higher ROI, and reduce overall risk.

Heating and Solar for New Buildings
As a financing partner, we enable developers and real estate investors to offload a significant share of energy system investments when constructing new properties. Our portfolio provides a flexible option to secure a high energy rating, without increasing the overall project budget.

LED-lighting in public schools
Our LED portfolio enables organisations to transition to energy-efficient lighting without requiring their own investment. We leverage institutional capital, such as pension funds, to finance, maintain, and operate the systems, ensuring that total costs remain lower than the energy savings achieved.
